Apartment Maintenance Supervisor

SUMMARY
To be responsible, under the direction of the Property Manager, for the overall maintenance of the property in a superior condition at all times and to provide excellent customer service to all residents.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Coordinates activities of maintenance employees in all maintenance tasks.
Establishes work schedules and assignments with priority emphasized.
Develops and implements preventive maintenance programs.
Develops new methods and procedures designed to improve operations and minimize costs.
Maximizes use of maintenance staff.
Performs work orders to prevent backlog.
Trains and motivates maintenance employees.
Confers with Manager and maintenance employee to resolve maintenance problems as needed.
Troubleshoots maintenance problems and recommends solutions.
Consults with Manager, contractors, engineers, vendors, etc., on measures of purchasing materials or equipment to improve the efficiency of the maintenance operation.
Maintains accurate records of monthly inventory, preventive maintenance, work order performance, purchasing, etc., through use of computer.
Keeps shop in order and free of hazards.
Inspects apartments prior to occupancy and upon move out by resident.
Assists Manager in quarterly inspections, move ins, move outs, etc.
Participates in a standby emergency schedule for evenings, weekends and holiday coverage.
Participates in all maintenance projects.
Conducts weekly maintenance staff meetings.
Communicates with Resident Manager on a regular basis each day.
Monitors quality of work performed by maintenance staff and reviews time to perform each order.
Responsible for establishing and meeting aggressive safety goals for all areas under your supervision.

EDUCATION and/or EXPERIENCE
High school diploma or general education degree (GED). Graduate of HVAC school or equivalent experience. Five consecutive years work experience in plumbing, carpentry, appliance and electrical repairs, and painting.

REASONING ABILITY
Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with and solve problems involving several concrete variables in standardized situations.

OTHER QUALIFICATIONS
Must have a passing grade on pre-determined company test for this position. Must have a valid driver license and good driving record (verified by 7 years Motor Vehicle Report) and maintain this status. Self starter, takes initiative, negotiator, aggressive, positive behavior, and a team player. Must be responsible, trustworthy and organized. Excellent references required. Demonstrated ability to work well under pressure. Career oriented.

While performing the duties of this job, the employee frequently works near moving mechanical parts and in outside weather conditions and is frequently exposed to risk of electrical shock. The employee is occasionally exposed to wet and/or humid conditions, extreme cold, extreme heat, and vibration. The noise level in the work environment is usually moderate.
Estimated Salary: $20 to $28 per hour based on qualifications.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
